How it is computed

  1. 1Median of transactionsGUS computes the median from notarial deeds of market sales of dwellings: half sold for more, half for less. These are actual prices, not asking prices, but published with about a one-year lag.
  2. 2Square metres per wageThe average gross monthly wage in the national economy divided by the median price per m² in the same year. A simple affordability measure – no mortgage, no tax.

Frequently asked questions

What does a square metre of housing cost in Poland?

According to GUS, the 2024 transaction median was PLN 8,257 per m² (new PLN 8,913, resale PLN 7,477). Over PLN 11,000 in Małopolskie and Mazowieckie, about PLN 6,000–6,300 in Opolskie and Lubuskie.

How much have homes risen since 2015?

By 96 % over 2015–2024 (from PLN 4,208 to PLN 8,257 per m²). Over the same period the average wage rose about 110 % and consumer prices about 51 %.

Are homes less affordable than ten years ago?

Measured by wages alone – no: the average wage buys about 1 m², as in 2015. But credit matters too: with higher interest rates the payment for the same metre is higher than in the low-rate years.
