- The DSTI limit is binding – only higher income or lower other instalments raise capacity.
- The price is capped by the down payment: at 80 % LTV it must cover 20 % of the price (some banks accept 10 % with insurance).
- The bank also checks your credit history (BIK), contract type and tenure – the calculator cannot see that.

Four limits
- 1DSTIAll loan instalments ÷ net income. Recommendation S: up to 40 % for income up to the average wage, up to 50 % above it. The threshold is per borrower, based on the average wage converted to net.
- 2Rate bufferFor variable and periodically fixed rates the bank computes the instalment as if the rate were at least 2.5 pp higher. That is why the “test” instalment exceeds the one you will actually pay.
- 3Living costs and LTVAfter the instalment something must remain to live on – each bank has its own cost norms per person; the calculator assumes PLN 1,400 for the first person and PLN 900 for each next, or your own figure. Separately the down payment: at 80 % LTV it must cover 20 % of the price.
Frequently asked questions
How much must I earn for a PLN 500k mortgage?
Over 30 years at 5.85 % with a 2.5 pp buffer the test instalment is about PLN 3,790. At 40 % DSTI that means about PLN 9,500 net household income with no other loans; at 50 % DSTI about PLN 7,600, provided enough is left for living costs. Enter your own figures – each bank computes slightly differently.
Why do banks give different amounts?
Recommendation S sets the frame, but each bank has its own living-cost norms, way of counting income (bonuses, B2B, rental), buffer above the minimum and maximum term. Differences between banks can reach 20–30 %.
How can I increase my capacity?
Close unused cards and limits, repay small instalment loans, extend the term (usually to 30–35 years), add a second borrower with income, choose a rate fixed for the whole term (then the buffer is not mandatory). Each move shows up in the calculator at once.
